Why use a Property Search Request Form?
As its the most important and probably the most expensive purchase you are going to make in your life, don't you need to know all you can about your property to enable you to make a proper informed decision on your purchase?
To do this you also need to choose which service provider you wish to undertake your Local Land Charges search for you and the difference between the service providers.
The Council's Local Land Charges Service
- Fee £135 (residential with lots of added value provided free of charge)
- Provides a comprehensive response to all questions and is authorised to issue a Certified Local Land Charges Certificate (used by mortgage companies)
- FREE OF CHARGE supplied with your search maximum of 3 x copies of Decision notices and/or Approval notices (residential searches)
- You can contact us and see all about our service from the information we include on the website.
Personal Search Companies
These vary from company to company.
- Fees vary not all companies provide consumers with website information
- Not all questions responded to (as not all information is in the public registers)
- May use their insurance as cover for not providing you with response
- No authorised copies of Decisions or Approvals provided
- Not authorised to issue a Certified Local Land Charges Certificate (used by many mortgage companies)
- Contract may be with solicitor and not you, so you cannot contact them
If you do not use the request form and submit this to your solicitor, he/she may make the decision for you and it may not be what you had automatically assumed.
