Review of fees and charges will be carried out following receipt of CLG guidance regulations and approval being granted to implement an amended charging policy within the Local Authority.
Local Land Charges Forms
A Local Land Charges search should be carried out when a property or piece of land is being purchased, leased or valued, to find out if there are any matters affecting the land.
The search is in three parts:
Part One - the LLC1 form (Local Land Charges Register)
This section deals with all registerable charges enforceable against the property or land.
Part Two - the CON29R form (Enquiries of Local Authority - Required)
This section will inform home movers, for example, of any Planning Applications and Building Regulations on the property or land, planning designations or proposals, if the roadway is maintained at public expense, any nearby road or traffic schemes, Tree Preservation Orders, Roads, Conservation Areas, Compulsory Purchase, Contaminated Land and Radon Gas.
Part Three - the CON29O form (Enquiries of Local Authority - Optional)
This section is made up of the following 20 individual optional enquiries:
Road Proposals by private bodies, Public paths or byways, Advertisements, Completion Notices, Parks and Countryside, Pipelines, Houses in Multiple Occupation, Noise Abatement, Urban Development Areas, Enterprise Zones, Inner Urban Improvement Areas, Food Safety, Simplified Planning Zones, Land Maintenance Notices, Mineral Consultation Areas, Hazardous Substance Consents, Environmental and Pollution Notices, Food Safety Notices, Registered Common Land and Town or Village Green and Hedgerow Notices.
For all of the above forms the information given on a search relates only to the property or land identified on the search. The Council does not provide information regarding surrounding properties or land unless specified on the plan.
Procedure
To ensure that searches can be dealt with promptly we require the following:
- Fully completed LLC1 and CON29 forms in duplicate.
- The address to which the search is to be returned printed clearly on both forms.
- Up to date site/location plan (in duplicate) to assist in identification. It is crucial that the site/location plan also shows the surrounding roads/properties.
- The correct fee (see Schedule of Fees above).
- All cheques made payable to "Chester City Council" and attached securely to Form or letter.
