Builders List
This list has been compiled by the Council to provide house owners with names and addresses of builders who have expressed an interest in carrying out property improvement and repair and have met the following criteria:
- The builders have proved, to the Council's satisfaction, that they are properly constituted firms who employ or sub-contract time-served tradesmen.
- The builders are registered for VAT purposes.
- The builders have provided the Council with satisfactory bankers references and evidence of third party and public liability insurance cover.
- The builders use a damp-proof course installer who is capable of meeting the City Council's requirements.
- The builders have completed satisfactory home improvement schemes over the last few years, either in the Council's area or neighbouring areas, and that evidence of *satisfactory completion has been provided to the Council either by reference or inspection by Council officers. (* "satisfactory completion" means that a minimum acceptable standard of workmanship to City Council standards has been achieved and that the work has been completed within a reasonable time).
- The builders have been interviewed by City Council Officers to assess their suitability for inclusion on the list and have been made aware of the type of performance the City Council expects to be given to house owners.
The list is intended to help home owners, who wish to improve their houses with grants or loans to choose builders who are willing and able to carry out such schemes.
Please note that you are not obliged to choose a builder from the list and the inclusion of any firm on this list does not imply that the Council recommends, warrants or guarantees the standard of work or performance of any builder. The City Council can accept no liability at law whatsoever for any loss, damage, injury or claim that may result from the engagement of a builder from this list. The responsibility for choosing a builder and any contract that results is that of the house owner. The Council's liability, in law, is limited solely to its Building Control duties.
The City Council will review the list from time to time and any builders who have failed to meet performance criteria will be considered for removal from the list. Changes to the constitution of any firm may also lead to removal from the list.
Builders have been listed on a periodical rotation order and no preference is implied. The City Council recommend that, where possible, anyone considering employing a builder from the list should try and arrange an inspection of past work and, if possible, talk to the owners/occupiers.
You are advised to obtain more than two estimates and compare prices. You may wish to consider obtaining from a builder, before you finally choose, written details of when he will commence the work, the period of time to carry out the works and when the works will be completed.
