Chester District Local Plan / Local Development Framework
The Council is required by law to produce a planning policy document covering the whole of Chester District. The purpose of this document is to provide a framework for considering planning applications, co-ordinating development and giving the public an opportunity to become involved with local planning issues. The Council's Forward Planning Team is responsible for producing the planning policy document.
The Planning and Compulsory Purchase Act which came into force in September 2004 will result in major changes to the planning system. As part of the changes introduced by the Act, Structure Plans and Local Plans will be replaced by Local Development Frameworks (LDFs). Chester's Local Development Framework will comprise a portfolio of individual documents which, together with the Regional Spatial Strategy, will form the Development Plan for the District.
The provisions of the Act also allow for the existing Local Plan and accompanying Supplementary Planning Guidance to be "saved". For Chester, this means that the Chester District Local Plan can be saved for 3 years from the date of adoption. LDF's Development Plan Documents will then progressively replace policies in Chester District Local Plan.
